Base Fee
At the Annual General Meeting on the 15th of May 2018 a monthly Base fee of TL 550,- was discussed and approved.
Some homeowners questioned the height of the amount. Raised at the meeting was the rationale behind the high fee for the upcoming season:
- High amount of non-payer’s wit outstanding amounts at our solicitor
- Collecting the money has been a time-consuming process.
- A few homeowners have paid vast sums in advance to keep our economic situation floating between the debtors and the solicitor cases.
After the AGM 2018 we have had several discussions regarding the Hight of the base fee. A suggestion to change the fee to TL 520,- has been presented to the Control board. This query is at the current situation not possible to meet. We calculated our budget 2018-2019 according to facts and figures from the previous season and 550TL is the amount we need to keep Arcadia running in the same condition as earlier. If we are to lower the amount at this stage we will not be able to pay our staff, running expenditures for electricity and water etc.
The Control Board has however decided to make an evaluation in January 2019 regarding the Base Fee. Debtors at the solicitor is estimated to pay their debts in the second half of 2018 which will strengthen our economic situation. We have goal to lower the fee to less than TL 520,- , but this cannot be applied until the budget is in balance.
How to handle debtors
We approved both at the AGM 2017 and 2018 a set of rules on how to handle Debtors. Our Management Board will be more consequent and strict to follow up the approved rules.
After consultation with our Control Board, from now on Gerard van Krieken as member of the Management Board, will be the first contact person for our lawyer, with support of Dursun Gül. Our Property Manager can concentrate then more on other important issues. We all feel these measures as our responsibility to all of you, but especially to the homeowners who pay their fees in time.

We found it important to give you all this information to clear up any misunderstandings. New information will be presented in the beginning of 2019, after our evaluation regarding the Base Fee. We do our best to keep Arcadia with the same standards as the previous years but this is only possible if we all cooperate and pay our fees on time.
